The number of distressed commercial real estate loans, and maturing loans which cannot be refinanced by their borrowers is daunting. The volume of these loans residing in banks and thrifts dwarfs those in the CMBS market, and their maturities will occur sooner than the biggest wave of maturities in the CMBS market.
As a result of many conversations with lenders about their management of their distressed portfolios, it is apparent that they face significant organizational limitations in managing these loans to their best advantage. Ultimately, these limitations will stress some institutions to failure, and others to lower valuations and weaker conditions than would otherwise be the case.
With this approaching tsunami comes changes in the capital markets and CAM is positioned upstream to off market assets and as a result brings big opportunities in the movement of assets…and debt. There is a paradigm shift in the capital markets resulting in lender controlled assets and requires a different process to getting an offer accepted.
CAM is poised, having nationwide relationships with commercial lenders allowing us to be a “first mover” on high value assets, typically not yet available to the community at large. We match an Investor’s needs with potential assets and bring to the lender a buyer that will close the transaction.
