FIELD SERVICES
CAM is dedicated to maximizing investor recovery! We provide our clients with field services & offer customer outreach programs while the properties are in redemption. Our field services include Vacancy Status, Courier Services, Drive-by BPO’s, and Property Security. If a contact with the occupant/tenant is possible we will aim to obtain the names and other contact information and determine the types of tenants occupying the property. A Drive-by opinion is prepared on every property that is found to be occupied. If the property is found vacant and in need of securing, we will select a vendor to secure the property or provide written bids if the quote exceeds the maximum expense parameter allowed.
Customer outreach services includes CAM making contact with the property owner that is in distress and working towards collecting all necesarry documentation for full review. This allows for us to work with our clients in preparing an asset management plan that outlines past, present and projected future performance along with a detailed budget. CAM is a special servicing division of ALB Commercial Capital. Our expertise in commercial lending nationwide adds value in determining the appropriate terms and strategies for loan modification, Forbearance agreement, Foreclosure, bankruptcy and REO activities. Our experience aids in analyzing the market ,conducting property inspections and re-underwriting the collateral. Lastly through our Broker vendor netwrork we have the ability to engage highly qualified legal counsel, real estate brokers and property managers to achieve optimum outcomes for the investor.
Areas of Focus:
- Customer Outreach- Attempts made for loan refinance with the goal of removing the asset from lenders portfolio.
- Loan Work outs/Modifications- We have in depth understanding of the fundamentals involved in commercial financing and our staff has the means to accurately construct a reasonable workout or modification .
- Note Sales – CAM follows a set of strict practices in selling of performing and non performing notes only working direct with the seller and buyers.
- Short Sales- In the event that a realistic plan can not be committed to by the borrower CAM is able to proceed with marketing and disposition of the property as a short sale.
