Valuation Services
OCCUPANCY VERIFICATION
At the time of initial order, our Commercial REO Agent Specialist will verify the occupancy status of the property and report to us using the occupancy status report module on our Commercial REO platform. This information is shared with our clients. When requested by clients eviction attorneys are hired as part of the online eviction tracking process. Our agents are responsible for verifying the occupancy status on weekly basis and offer cash for keys on every visit if required. When the property is found vacant, an approved vendor is selected from our database to re-key and secure the property.
ACCURACY
CAM works closely with our agents and vendors to insure accuracy and promptness in the delivery of Market Values and Property Conditions.
VALUES
Depending on our client’s guidelines, we can order two broker’s price opinions for comparison and an appraisal depending on the range of values. All agents are instructed to use our BPO templates.
REPAIR BIDS
CAM has an extensive list of accredited vendors for property repairs, lock-change, yard maintenance, trash-out, rehabs, etc. Repair bids are always ordered by our agents and will be a part of the BPO package.
BILLING AND EXPENSE TRACKING
CAM can track REO expenses in two ways. One, CAM will pay the vendors directly and then submit a reimbursement expense tracking report to the client for all work completed; and two, clients can pay the vendors directly. Either way, clients can keep track of all reimbursements with the expense reconciliation that we will provide. CAM maintains and shares important documents with the clients. All of our vendors go through a background check before they are accredited and added to the database and are required to present proof of insurance and a contractor license for the work they are performing. All payments are held until mechanic lien waivers are obtained and our brokers or field inspectors verify completeness of assignments.
CLIENT AND VENDOR INTERFACE
CAM maintains and shares the vendor/client relations interface technology with the clients. This sophisticated Commercial REO interface platform provides the clients the opportunity to monitor progress of Asset Maintenance and Disposition.
Underwriting
CAM is well positioned to assist our clients that are holders of distressed assets that fall into the small balance commercial market. We provide due diligence and underwriting services to lending institutions and Commercial Mortgage Backed Securities (CMBS) B-Piece investors, and servicers. Our team of professionals is experienced in all commercial property types and sizes of collateral located throughout the U.S. Our focus is small balance commercial ranging in values from $100,000 to $15,000,000.
